The Bespoke Relocation route to your perfect new offices

1. SHARE

We start off with a face to face meeting.

We want to understand the unique needs of your business, and to get a feel for the people making the decisions.

We like to know what’s happened so far, too. If you’ve been hunting for months without success, it’s important we understand why.

2. REVIEW

With your requirement clear in our minds, we audit everything that’s available in the market, or which we believe, based on our network and market intelligence, could become available.

We come back to you with properties, on and off-market, which we believe have the potential to provide a solution.

3. INSPECT

When we accompany you to view these properties.

Your comments and observations on what definitely would not work are as important as your thoughts on what possibly could.

4. COMPARE

We prepare a full comparative analysis of any of the properties in which you’ve expressed some interest.

This not only acts as a convenient summary for you, but also makes it easier to progress the discussion and solicit opinions from your colleagues

5. SHORTLIST

Then we help you to draw up a shortlist of the properties with serious potential.

If there’s nothing on the list at this stage, we’ll consider why this is and regroup before making a
further sweep of the market.

6. NEGOTIATE

Once we have an agreed shortlist, we enter into negotiations with landlords for you.

We use our extensive knowledge to obtain the highest incentives availa-ble, securing the very best terms for you, whilst also protecting you from numerous pitfalls that we see many businesses fall foul of.

You will then be able to compare offers and make a selection from your shortlisted properties.

7. CONTRACT

With terms agreed on your chosen space, we will instruct solicitors on your behalf.

Agreeing terms is only half of the battle. At this stage, we see many clients wasting time and money, and managing the process effectively calls for experience and care. We provide co-ordination of the entire legal process including expert and in-depth review of the terms.

8. CELEBRATE

With your search concluded successfully, some celebration is in order and the drinks are very much on us.

This is not goodbye, however. We check-in with you regularly to see how things are going, keep abreast of your plans and share with you any insights we have which we think may interest you.

LDG All-In is our premium upgrade for clients using our Bespoke Relocation service to find their new premises. It comprises a full project management and advisory service, bringing all the expertise you require under one roof to transform the space we’ve found into a workplace your people will thrive in.

Professional Services advisory

We make Partner introductions at legal firms with strong reputations in completing purchases or leases of the kind you are entertaining.

Similarly, we are able to make appropriate introductions to bankers and other advisors able to assist with finance and ensuring efficient tax relief.

Design and Fit-Out management

Every step of the journey from taking over a shell or previous fit-out to making your new premises ready to move into.

Initial layouts – Our designer works with you to bring your ideas and vision to life so you can share, take decisions and then progress.

Floorplan layouts – We produce detailed floorplan layouts, placing your people, furniture, IT and partitions into the space so you can see precisely how it works.

3D models and walk-thrus – Even clients running highly creative businesses often struggle to imagine their new space in three dimensions. We use sophisticated architectural CAD software to model your new space so you can look at detailed 3D renders, or experience it using Virtual Reality.

Design and Build – Under our management, our design and fit-out partners build out your space to the approved plans. As we take care of all of this, you and your team are free of the stress and the demand it would otherwise make on your time.

Finalisation management

IT – Our IT design and deployment partners work with your IT department to plan and install infrastructure matched to your user requirements.

Furniture – From aesthetic, functionality and health and safety viewpoints, your new ofFice needs its furnishing specified, purchased and put in place. We project manage the whole thing for you, supporting your own resources with our experienced design, procurement and logistics partners.

Removals – We arrange and project manage your complete relocation, working closely with you to schedule decommissioning, packing, transfer, unpacking and placement at the new building.
